Frequently Asked Questions
- What to do about utilities?
- Your water and electric is through BGMU. We advise partner families to set up utilities in their name prior to closing, Habitat for Humanity will stop covering utilities on your closing date. Contact BGMU directly regarding utilities.
- How to get a mailbox key?
- Please visit the Scottsville Road post office with your closing disclosure and $35 to obtain your mailbox key.
- How do property taxes work?
- Your property is located in the city and is subject to both city and county taxes. KHC will pay your tax assessments on your behalf each year, which could result in a fluctuation of your payment.
- How does my insurance work?
- You are required to maintain homeowner's insurance on your property. If there is a lapse in insurance, KHC will put force-place insurance on your property to cover Habitat for Humanity's interest. You are welcome to change insurance carriers throughout the term of your mortgage. Please notify KHC of any changes.
- What is escrow, and how does escrow work?
- A portion of each mortgage payment will be allocated for taxes and insurance in your escrow account. If you are current, your escrow (tax and insurance portion of your payment) will be analyzed by KHC in January each year. Upon analyzation, you will receive a new coupon book in the mail with an updated monthly payment amount.
- What if I want to put up a fence or have questions about property lines?
- Once you close on your home, you may install a fence. We ask homeowners to consider the needs of their neighbors as they plan for fences. Please contact a surveyor prior to installation to stake out your property lines. Similarly, to locate precise property lines, please contact a surveyor to stake out property.
- What does Habitat's warranty cover?
